BEHIND THE NUMBERS
How this calculation works
Worked example
A UAH 1.6m loan over 240 months starts at 8,873.561566 per month. At month 121 the remaining balance is 918,961.591833; 6% over 120 months gives 10,202.357719. Total interest is 689,110.31.
Example result: UAH 8,873.56
Budget for the second payment level
A twenty-year quote based only on the first ten years understates the later payment. The calculator retains the remaining balance at month 120, changes the rate and recalculates repayment over the remaining term.
Extra cash cannot override the property limits
Price per square metre and total price may each exceed their programme norm by at most 10%. Extra area is limited to 10% for property up to three years old, with no excess area for older property. A permitted price excess above the approved financed value needs own funds, but a larger deposit cannot make an ineligible property qualify.
Assumptions and rounding
- Bank confirms the current normative total value, normative price per m², normative area, rate category, eligible financed value and deposit treatment.
- A contract whose terms include the step from year eleven; no grace period or subsidy loss.
Questions about this calculator
Why does the payment change after ten years?
The reviewed programme terms specify a 3% to 6%, or 7% to 10%, rate change from year eleven. Check that your contract follows those terms.
Can I use the actual price as the eligible value?
Only if the lender confirms it. Enter the separate normative total, price per m² and area so the form can check the permitted excess limits.
