BEHIND THE NUMBERS

How this calculation works

Loan = property price − cash deposit. Enforce the regional property-price cap, deposit of at least 20% and term at most 300 months. Monthly annuity = loan × (7%/12) / [1 − (1 + 7%/12)^−months].

Worked example

KZT 20m price less 4m deposit gives a 16m loan. The independent annuity calculation at 7% over 300 months gives 113,084.671564 per month and 17,925,401.47 total modelled interest.

Example result: KZT 113,084.67

The regional ceiling is a property-price ceiling

The KZT 30m, 25m and 20m bands limit the property’s price, not just the loan. A larger deposit does not make a property above its regional ceiling eligible in this model.

Keep purchase cash separate from borrowing

The initial cash requirement contains the deposit and entered upfront fees. Interest belongs to the future payment schedule. This separates cash needed at purchase from the total cost over the mortgage term.

Assumptions and rounding

  • Eligible new housing and confirmed programme access.
  • Nominal 7% fixed rate with equal monthly amortising payments.

Questions about this calculator

Is the 7% nominal rate the same as GESV?

No. Effective annual cost also depends on compounding, dates and applicable charges.

Can I borrow 30 million under the largest price band?

The 30m figure is a property-price ceiling. With the minimum 20% deposit the corresponding maximum loan is 24m.
